  • Installed French drain in back of house
  • Front door of shed replaced; siding, trim as needed then painted


Flooring

  • LVP flooring installed in all bedrooms with new subfloors
  • Base trim replaced


Fireplaces

  • Wood burning fireplace on main floor
  • Gas fireplace in basement (vents to front of house) - functional
  • Both fireplaces were inspected after purchase of the home in 2022
  • Inspector advised not to use main wood burning fireplace - pipes are warped an will not promote safe combustion
  • Inspector stated that basement gas fireplace has different manufacturers for the fireplace and venting and is unable to verify they were approved for use together, duct does not maintain proper clearance and vent is to close to window


Furnace

  • Control board replaced in Dec. 2024
  • Furnace and April Aire filters replace 2 to 3 times per year
  • New Honeywell thermostat installed with temp pods in hall, sunroom, basement and master
  • 2 previous heating systems remained in the home when purchased in 2022 – both the old wood burning furnace and oil tank for the boiler system have been removed


Garage

  • New garage doors and seals installed
  • New garage door openers with remote and wireless access installed
  • New exterior access with camera pointing to front door
  • New trim on exterior side utility door


Koi Pond

  • New liner in 2025
  • New pump/filter in 2025
  • Koi spent winter in pond with aerators and pond heater (creates vent)

  • New exterior front door light

Roof

  • Southeast section of back roof (top 2/3) replaced in Sept. 2023 
  • New ridgeline vent installed on main house in Sept. 2023
  • New flashing, deck boards, and shingles installed around chimney in July 2025
  • Vent pipe seal repaired (sits above bathrooms on back of house) in July 2025
  • Installed gutter guards 


Sump Pump

  • New sump pump installed
  • New Watch Dog back up battery for back up sump pump
  • New plumbing to connect to sump pump discharge to sewer drain – no yard hoses
